Planning For Business Success
 I have clearly defined financial goals for my business including goals for Gross Commission Income and Net Profits.
 I generate a profit and loss statement each month and I regularly chart the performance of my company.
 I meet with my CPA or Business Advisor at least semi-annually to review my financial condition and plan for taxes.
 I have a business coach who has the experience and strategies to help me consistently grow my business every year.
 I understand the success ratios for my industry and I follow those formulas faithfully (The Listing Probability and Inventory Turn Formulas).
 I have an outside board of advisors I stay in regular contact with.
 My net profit consistently exceeds 40% or more of my Gross Commission Income each year.
 I believe my professional services are as valuable as a CPA, Lawyer or Doctor.
 I regularly study my market statistics and I am able to adapt to changes in the market quickly.
 Real estate sales is a passion of mine and I am fully committed to this business.

Sales Strategies And Results
 I have 5 or more sources of Qualified Leads.
 I know how to qualify sellers and buyers and I regularly decline prospective clients who are not qualified.
 70% or more of my Gross Commission Income consistently comes from listings, not buyers.
 I use scripts and proven dialogues and I role play them weekly.
 50% or more of my sales come from (or are referred by) past clients and centers of influence.
 I have a listing presentation book which includes testimonials from past clients.
 I have a listing presentation book which distinguishes me from my competitors.
 My listing to close ratio consistently exceeds 80% (80% or more of my listings close within 60 days of the sales contract).
 When I represent buyers I have them sign a Buyer Agency Agreement.
 I dedicate a minimum of 2 hours a day to prospecting or lead generation.

Leading My Team
 I have clearly defined minimum sales standards for my agents and I hold them accountable to those standards (ex. 24 closed transactions/year).
 I have a well trained personal assistant who is licensed.
 I have dedicated training times for my team with mandatory participation.
 I recommend my agents participate in real estate coaching programs.
 I have a clearly established set of standards and qualifications I use to hire and/or fire agents and I adhere to those standards.
 My team (not including you) regularly generates more than 30% of our Gross Commission Income.
 Our entire team understands our highest priorities and we are efficient as possible.
 My sales associates are focused on income producing activities 80% of the time.
 Each of our sales associates have a set of clearly written sales or production goals.
 When I am not in the office my team easily maintains momentum.

Customer Service And Marketing
 I use a lead generation follow up system that allows me to be in constant contact with my prospects.
 After a closing, I contact my past clients at least 6 times a year and I ask for referrals.
 I have a data base of the birthdays and hobbies of my key past clients and referral sources.
 I ask my customers to complete a post closing customer satisfaction survey and I follow up on the comments.
 I have a professional website and marketing materials.
 I hold regular client appreciation gatherings or educational events.
 My customers (past and present) clearly understand why they should be referring clients to me.
 The quality of my marketing materials is equal to or greater than the quality of my services.
 My companys phone is answered by a pleasant, knowledgeable person who can quickly meet the callers needs.
 I am always professionally dressed and make a great first impression with prospective clients.
